From an initial shared vision to a quarter-century legacy of award-winning design, we’re marking a major milestone: 25 years of Squaredot making workplaces work better.
Since David Kramer and Kris Krokosz founded Squaredot in 2000, we’ve prioritised evidence-led design and creative excellence to transform workspaces and maximise potential across the UK. We’ve grown from a dynamic duo into an industry-leading team, but our core mission has always remained the same: to create impactful, people-led solutions that are truly fit for the future.
Over the past quarter-century, we’ve been privileged to partner with a wide variety of organisations in corporate and industrial spheres, as well as in education and healthcare, helping them navigate immense change and build workspaces that are unique and inspired. With 941 projects under our belt, we’ve got a lot to celebrate.
Key Milestones & Landmark Projects
- 2000: David and Kris formed Squaredot in Birmingham and quickly landed their first exciting client, Cadbury Schweppes. Their aim was to make a real difference with their designs, particularly in the Midlands where both David and Kris are from.
- 2001: What was probably the world’s first co-working office, before the term had even been founded, was designed by Sqauredot. E-Office in SoHo was ahead of it’s time, and the ideal project for forward thinking Squaredot. Flexible, imaginative and innovative, it set the bar high for the many co-working spaces that have come since.
- 2002: Our first award resulted in huge celebrations in the Squaredot offices. The British Council for Offices Award for Fit out of Workplace (London & South East) was awarded to us for our work with Cadbury Schweppes, where a blank canvas was transformed into a creative, productive, colourful,and hugely impactful space.
- 2003: By 2003 Squaredot were getting quite a reputation for our innovative designs and successful projects across the UK, with the likes of CBRE, Papworth Trust, Black and Decker and Kimberly-Clark. This led to our first international success story with Avaya in the Netherlands.
- 2005: A 20 year collaboration with Network Rail was established with the design of the Westwood Leadership Development Centre, by Warwick University. Until 2018 we would work closely with Network Rail on over 60 successful projects, more than 1.5million ft2 of real estate, and the UK’s largest furniture tender. When Network Rail asked, Squaredot delivered, and we do to this day.
- 2006: To add to our growing collection of awards, the BCO presented us with 2 accolades for our work in 2006, for GIA offices, Southbank, and for our work at National Rail's Leadership Development Centre, Warwick.
- 2007: Squaredot waved goodbye to their Birmingham base, and moved to a bigger and better HQ in Stratford-Upon-Avon.
- 2007: This year also saw strong relationships develop with new clients such as Finlays, and the continuation of our ongoing project with Network Rail, bringing a new generation of Maintenance and Safety Training Centres to Kent.
- 2008: We were never far from our original home of Birmingham, and in 2008 we consolidated 57 properties down to just 6, one of the biggest downsizing projects of its kind at the time in the UK. Squaredot led the way for Birmingham City Council, developing new standards that were rolled out across the property portfolio.
- 2010 - 2011: Over the 10 years since its inception, Squaredot has firmly positioned itself as a force to be reckoned with in the workplace design industry, with a growing client base including Savills, GVA (Avison Young), Knight Frank, Barclays, Think Money, and The West Brom. Additionally, Squaredot is being recognised with nominations, commendations, finalist positions, and awards for their projects from the BCO, FX, and Brunel International Rail Awards.
- 2012: A European rollout follows the successful consolidation of long-time partners Kimberly-Clark’s UK HQ facility. Using the same model that resulted in a 44% increase of usable workspace, Squaredot started working on the 11 locations across Western Europe. In keeping with this new project, Squaredot celebrated Christmas in Amsterdam this year.
- 2013: A major milestone came with Squaredot’s highest achievement yet in the BCO awards. We were honoured to win a regional and national win with Birmingham City Council’s flagship building, where Squaredot delivered a modern, efficient and cost-effective workplace. And it wasn’t the last of our awards for this important project!
- 2014: We commenced our furthest flung project yet, designing a 200,000 sq ft operations centre for Al Rajhi Bank in Riyadh, Saudi Arabia.
- 2014: Back home, we also celebrated becoming an ISO 9001 accredited company.
- 2015: Our relationship with Kimberly-Clark continued to thrive, with a new Shared Services centre in Reigate. We ended our 15th year of Squaredot successes with a treat - a Christmas party in Munich.
- 2015: We also undertook an exciting project with Whitbread in 2015, creating an open and flexible design for their HQ to reflect the passion and personality that makes Whitbread brands legendary, while housing 500 employees in a 40% smaller building.
- 2016: Squaredot was proud to start working in the Higher Education sector, working closely with Staffordshire University and Swansea University.
- 2016: Demand for our Workplace Analysis commissions reached an all time high, including appointments with Savills and Virgin Media.
- 2017: You can’t keep a good design down, and Squaredot were thrilled to be awarded the coveted BCO Test of Time award for our work on Birmingham City Council’s flagship building, 10 Woodcock Street.
- 2018: Our longstanding relationship with Savills continued with the opening of their new office at 55 Colmore Row, launching a national review of their organisation and property portfolio – the largest review Savills had ever commissioned.
- 2019: Following an intensive 3 year workplace analysis and design development process, IM Group’s new HQ had it’s grand opening. Wellbeing and innovation were a key focus for the 3 buildings on the campus, each with their own unique purpose.
- 2019: Squaredot became an NHS SBS registered company, meaning we could support the NHS and other Government agencies.
- 2020 - 2021: While the COVID-19 outbreak was a huge shock to the world, it spurned our workplace analysis services to a new level in tackling the aftermath and how it affected the industry, economy, and society.
- 2020 – 2021: During the uncertain times of COVID 19, Squaredot conducted invaluable workplace studies and navigated new waters for a variety of sectors, including existing clients such as Network Rail, and new projects with VW Group, Fisher German, MAG, Warwick University and Jaguar Land Rover.
- 2022: Our highly influential research document, The Sticky Workplace was published, reflecting on the profound impact of the COVID-19 pandemic on workstyles and its implications for the workplace. This document represented 16,000 respondents across 30 organisations, and informed the British Council for Offices paper on Future UK Office Densities.
- 2023: Dynamic environments reign in the post-COVID era, as Sqauredot revitalises MAG’s HQ building at Manchester Airport and transforms CBRE IM’s London head office to meet the needs of a more flexible workforce.
- 2024: With sustainability, collaboration, creativity and connections at its heart, Sqauredots design for Cushman & Wakefield’s new office opens, and is described as “an exemplar workspace” and is an Insider Awards finalist. We went abroad once again for our Christmas party, this time trying out the dark stuff in Dublin.
- 2025: A follow-up to The Sticky Workplace, our comprehensive report, The Dynamic Workplace is published, offering updated perspectives on evolving workstyles, building utilisation, and the crucial issues business leaders are facing today.

While we’re proud of our past, we’ve always got our eyes on the future. We believe that the spaces we create have the power to shape cultures, boost productivity, and foster genuine connection. As we move into our next quarter-century, we’re committed to pushing boundaries, challenging conventions, and continuing to pioneer the evidence-led approach that has always been our signature. As a former Prime Minister once commented, “We shape our buildings thereafter they shape us”.
